Pre-acquisition survey
Schedule of Condition
Following the format of the Full Building Survey, this report is expanded to include matters specific to the business client, e.g., lease covenants, Workplace Regulations, etc. The Pre-acquisition Survey is essential for business clients considering purchasing a freehold interest or long lease on business premises.
This is a detailed description of the construction and condition of a property for record purposes and is commonly agreed between two surveyors (e.g., acting for a landlord and a tenant). The Schedule of Condition is aimed at the savvy tenant, wishing to safeguard his exposure to a potential claim for dilapidations from the landlord.
The Schedule of Condition is also used to record the condition of a property (e.g., a neighbouring building) prior to the commencement of building works. It will protect both parties in the event of any accidental damage being caused.
Dilapidations
Technical Due Diligence
Usually at the end of a business lease, surveyors will prepare a Schedule of Dilapidations which sets out the Tenant’s outstanding obligations for repair. The Schedule may then be agreed between surveyors acting for the Landlord and the Tenant who will then negotiate a fair and reasonable assessment of the Landlord’s claim.
By using a team of specialist consultants (i.e., M&E services engineer, structural engineer, lift consultant, cladding consultant, environmental consultant, etc.) the TDD report is a ‘warts and all’ view of any commercial building. The TDD Report is an invaluable tool to businesses wishing to acquire, occupy, dispose of or develop a property or estate.

Access Audit

Lease plans
The Land Registration Act 2002 specifies criteria for the preparation of lease plans. If you are selling a property on a new lease, or extending an existing lease, you may need to obtain an up-to-date plan, compliant with the Regulations.
