Residential Services

A home is likely to be the most expensive purchase you will ever make. As a purchaser you will benefit from expert advice on the condition of your chosen property – whether you plan to live in it, rent it out or sell it.

Single Issue Survey

Schedule of Outstanding Works

Targeted at specific defects, (e.g., roof leaks, dampness, cracking) this report provides specific advice on individual matters without the need for a full survey. The Single Issue Survey is ideal for home owners requiring advice on any matters of disrepair.

A ‘snagging list’ of incomplete or defective works in a newly built property. Carried out before exchange of contracts, the Schedule may be used to encourage developers to complete works that are not quite up to scratch. The Schedule of Outstanding Works is useful to owners of new homes at any time during the first two years after purchase.

Residential Condition Survey

Full Building Survey

An in-depth visual inspection of the property. The report provides an expert account of the property’s condition and describes any problems in a clear and easy to understand manner; offers guidance to legal advisors and highlights any urgent defects. The Residential Condition Survey is best suited to conventional properties and newer homes.

Formerly known as a ‘Structural Survey’, this is a more comprehensive report providing you with a detailed analysis of the property’s condition; advice on defects; recommendations for repairs and estimated costs. The Full Building Survey is essential for larger or older properties, or if you’re planning any major works.

Insurance Rebuilding Cost Assessment

The rebuilding cost is the amount that it would cost to completely rebuild your home if it was destroyed beyond repair.  It is not related to the market value of your home.  Basing your home insurance policy on the rebuild cost will prevent you from over-insuring and paying higher premiums than necessary and ensure that you are not under-insured if the worst should happen. If you own a modern home of standard construction, you may check the rebuilding cost of your home using the BCIS Residential Rebuilding Cost Calculator.
